Hommex Expands to Serbia: What the Expansion Means for the Real Estate Market in the Region
18.05.2026

Hommex has officially opened the Serbian market. After nearly two years of operating the Macedonian platform, the team behind Hommex is now available to users in Serbia as well, with the same tools, the same approach, and the same idea that brought us to this point: that the real estate market deserves a modern, clear, and usable platform.
This is a significant step for us, but also for users in both markets. Whether you're a property owner in Skopje considering an investment in Belgrade, an agency working with clients from both countries, or simply following how the region is developing, the expansion into Serbia opens new possibilities. In this post, we'll explain why Serbia specifically, what you'll find on the platform there, and what the change means for you as users in Macedonia.
Why Serbia
The Serbian real estate market is in one of its most interesting phases in the last decade. According to data for 2024, the total value of real estate transactions in Serbia reached €7.4 billion, representing a 15 percent increase compared to the previous year. Belgrade remained the clear center of activity, with 35 percent of all units sold and over half of the total transaction value at the national level.
The average price per square meter in Belgrade in 2026 ranges around €2,600 to €2,700, with specific segments like Sava Venac or Stari Grad where prices move above €3,500. On average, at the national level, prices range between €1,700 and €2,100 per square meter, meaning that smaller cities like Novi Sad, Niš, and Kragujevac also have significant activity. The growth isn't explosive as it was during the period between 2020 and 2023, but it continues to be stable. Forecasts for 2026 indicate annual growth of 4 to 7 percent for the capital.
This is a market in transition from rapid expansion toward more mature and selective behavior. At the same time, the infrastructure for digital real estate operations remains unevenly developed. There are competitors, but the space for a platform that competes seriously with domestic and regional operators is real. We saw that as an opportunity.
What You'll Find on Hommex in Serbia
The platform in Serbia operates on the same foundations as the one in Macedonia. Smart Geolocation enables buyers and renters to see what exists around each listing, such as shops, cafes, schools, pharmacies, and parks, without needing to physically go to the location. For a market like Belgrade, where the difference between two neighboring blocks can be significant for quality of daily life, this is a tool that changes the way properties are viewed.
Hommex Chat enables users to communicate directly with owners and agencies through the platform itself, without the need to switch to phone or another application. For users working across borders, for example an agency from Skopje that has a client looking for an apartment in Novi Sad, this means that all communication remains centralized.
Hommex AI helps sellers and agencies write clearer, more attractive listing descriptions. The tool is designed to understand local context, which in the Serbian market will mean support not only for the language, but also for the specific terms and categories that exist there. For those working in both countries, this is a significant time saver.
Personalized Notifications enable buyers to set criteria such as neighborhood, price range, and area, and receive notifications when new listings appear. Hommex Premium remains the option for sellers and agencies seeking greater visibility for their listings.
What This Means for Users in Macedonia
For the majority of users in Macedonia, the daily use of Hommex.mk remains the same. The platform for the Macedonian market is not changing, nor is it being split in terms of priority. We've simply added a second market that we're working on in parallel.
However, the expansion opens several concrete possibilities. If you have family or business connections in Serbia and are considering buying or renting there, you now have a domestic platform you're already familiar with. Agencies working with clients in both markets can now manage listings through a single interface. Buyers with broader regional interests can compare offerings in Skopje and Belgrade simultaneously, without switching between different systems and currencies.
The idea behind this is not "expansion for expansion's sake." The region functions as a connected space for work, family, and investment, and a platform that reflects that connectivity can be more usable than platforms limited to just one country.
What's Coming Next
In the coming months, we'll be working on deeper localization of the platform in Serbia. This includes content about the specifics of that market, support for agencies joining the platform, and continuous adjustment of features based on user feedback. At the same time, development of Hommex.mk continues with the same intensity.
Hommex.co continues to remain the central point for everyone following how we're developing. For those in Macedonia wondering what all this looks like from the other side, Hommex.rs will soon be the place where you can see it with your own eyes. Buy and rent simply, regardless of which side of the border your search begins.
