Aerodrom: a modern neighbourhood with excellent quality of life

If you're looking for an apartment in Skopje with a spacious layout, good infrastructure and more reasonable prices than in the central parts of the city, Aerodrom should be at the top of your list. This neighbourhood, developed through the seventies, eighties and continued in the last fifteen years with new construction, has become one of the most sought-after addresses for young families, couples in their thirties and first-time buyers. Prices range between €1,400 and €1,800 per square metre — solid value for what you get.

What makes Aerodrom attractive

The first thing visitors notice in Aerodrom is the space. Buildings aren't crammed next to each other like in some older neighbourhoods, pavements are wide, parking areas have more spaces, and between buildings there are real parks and green areas. This plan is the result of the neighbourhood's late planning — when Aerodrom was expanding, it was already known that every family would have a car, that space was needed for scooters, bicycles and playgrounds.

The second is infrastructure. Several boulevards run through Aerodrom offering fast connections to the rest of the city. By car to the centre takes between ten and fifteen minutes in normal traffic. Public transport is frequent and lines are well organised, with buses running every fifteen minutes during working days.

The third is commercial offerings. Aerodrom has several larger shopping centres and markets, multiple local shops, banks, pharmacies, cafes and restaurants that operate until late in the evening. For daily needs, you rarely need to leave the neighbourhood.

Which part of Aerodrom suits you

Aerodrom isn't a single zone. The old part, with buildings from the seventies, offers the most affordable prices, but also the oldest installations. Here you can find a three-room apartment of 70 square metres for around €100,000 — a solid starting position for young families, if you're prepared for renovation. Interiors often require new joinery, renovated bathrooms and kitchens, and sometimes replaced installations.

The area around Dračevo, towards Lisiče, has developed in the last fifteen years with new construction. Here prices go up to €1,800 per square metre, but the quality is also significantly different — greater thermal insulation, underground parking, lifts and better common areas. These projects are a good choice for buyers who don't want to deal with renovation and who value the "open the door and start living" approach.

Aerodrom itself, in the narrow sense, remains the heart of the neighbourhood — well balanced between old and new construction offerings, with the best accessibility to all services.

The family aspect

For families with children, Aerodrom offers several primary schools with good reputations, multiple kindergartens, and what many parents value most — walking access to all these facilities. The space between buildings allows children to play outdoors without traffic risk, and Aerodrom Park is a central gathering place for families at weekends.

For older buyers, the neighbourhood offers something similar to Karpoš — a peaceful rhythm, a predictable community, and infrastructure that doesn't depend on a car. Pharmacies, clinics and markets are within walking distance from most addresses.

Prices and investment aspect

In the last twelve months, prices in Aerodrom are growing in line with the Skopje average of around 16 per cent annually. However, what makes Aerodrom interesting for investors is the following: the difference between price per square metre and potential rent often gives better returns than in central parts. The average rental yield (gross yield) in Skopje at the moment is around 6.7 per cent annually, and in parts of Aerodrom this percentage can be even higher, especially for well-located two-room apartments.

For buyers who see an apartment as an investment, Aerodrom offers a good balance between initial investment and potential income. Especially for young professionals who want to be close to the centre without paying a premium.

What you should carefully examine

As in any neighbourhood, there are specific questions here that need to be asked. First, check what type of heating the particular apartment has. Part of Aerodrom is connected to the city's district heating, while new construction often has individual systems on electricity, gas or air conditioning. District heating is traditionally most economical, but new systems can be efficient if the building has good thermal insulation.

Second, check the parking. Although Aerodrom is generally better in this aspect than the centre, not all buildings offer a guaranteed parking space. If you have a car, ask whether the garage or parking is included in the price or sold separately.

Third, visit the location at different times. Some streets are quiet in the afternoon but suffer evening traffic, while the interior of certain blocks is surprisingly peaceful. Hommex's Smart Geolocation tool helps you see what's in the surrounding area, but the real feeling is only gained on the ground.

What to expect in the coming years

Aerodrom continues to grow. There are several new projects in development, especially towards Lisiče and the extended parts of the neighbourhood. This means two things: new, higher-quality buildings on the market, but also possible stagnation or a small drop in prices for older construction, as buyers increasingly orient towards new builds. For current owners, this means a good time for renovation — a well-renovated apartment in the old part can retain or increase value despite competition from new construction.
