The area around the square and park "Žena Borec" is the most prestigious — central location, prestigious addresses, new construction here reaches prices above €3,000 per square meter. Around Bitpazar and Stara čaršija, the approach is completely different. Here prices are lower, often below €1,500 per square meter, but the housing stock is significantly older, with many buildings requiring thorough reconstruction. For ideological buyers, this is the most authentic part of the city, with a unique character that's lost in other neighborhoods. For practical buyers, it means a larger investment in renovation and sometimes parking problems.

The same apartment, but in a less sought-after central location and without renovation, can be sold for €130,000. Price growth in the center in the last twelve months is in line with the average for Skopje — around 16 percent. However, premium locations are growing even faster, as supply is limited and new parcels are practically not being opened.
What you must strictly check
When buying an apartment in the center, several questions are crucial. Parking is the biggest factor. Old buildings in the center often don't have secured parking and finding a spot in the evening can be a daily challenge. If the listing says "garage" or "reserved parking space," that's real value that affects the price by ten to fifteen thousand euros.
Noise is the second key factor. An apartment with windows facing the main street is a completely different experience from an apartment with windows facing an inner courtyard. Visit the apartment in the evening, on a weekend afternoon, and on weekday mornings. What seems romantic on Wednesday afternoon can be unbearable on Friday evening.
The third element is the condition of the building. Many central buildings are older than forty years and common areas — façade, roof, elevators, shared installations — need investment. Ask about current and future decisions of the building council so you know what your monthly contribution will be.
